Abstract | Recent years have seen a rise in the number and nature of privately rented properties in England and Wales as the workforce has been under increasing pressure to regulate the complexities of the sector. The range of regulatory tools provides both opportunities and challenges and requires a research and evidence based response to effective strategic interventions that provide appropriate response within a socio-legal framework.
